PARK LIFE – JANUARY 2016 ...

It was a busy year at Priors Hall Park in 2015 and with the first month of 2016 drawing to a close, we feel we can take a breath and look at what we’ve achieved on the Park.

PRIMARY SCHOOL

Work began in earnest in April and it’s clear for all to see the extent of the progress made. We’re on track for opening this September – very exciting.

TOWN GARDENS AMPHITHEATRE

The Amphitheatre has been a labour of love and we really have put in a lot of effort to make it a centrepiece that the whole of Priors Hall Park can use, enjoy and be proud of. Make sure you have a stroll, when you come to visit.

WESTERN LINK ROAD

In August, we capped off the Summer with the opening of the new road into the heart of Rockingham Gate that now provides a direct link to the A43 dual carriageway.

WELDON LAKE

We completed the work on the 8 acre lake in the Spring of 2015, and it is now 70% full. With the weather bringing us plenty of water over the Winter, we should be all the way to the top by Summer. The resident swans are taking advantage of the levels for take-offs and landings!

PARKLANDS ALMOST COMPLETE

David Wilson Homes (along with Barratt Homes) were the first builders on site at Rockingham Gate. Their sales team swung into action last year and they are now down to single figures (so get in there fast if you fancy a great David Wilson Homes property in a beautiful location).

The development, at Parklands, borders our Northern Lake on one side and the County Wildlife Park on the other.

WE’VE GONE DIGITAL

In April this year we started on the building of the Primary School. Unfortunately this meant removing our ‘Wigwam’ marketing suite that had become an established feature of the
Priors Hall Park landscape in Town Gardens.

To replace this we have created digital tables that will be installed in each builder’s show homes in the Spring.

BARRATTS BUILD A BEAUTY

It’s great to see our design code being used to its full effect. This Kennington is one of a handful of houses overlooking the lake. Barratt’s site, Lake View is situated at the South of Priors Hall Park in Weldon Lakes.

The design team at Barratt Homes have maximised the view by adding these contemporary floor to eave windows surrounded by striking shiplap board features and is exclusive to Priors Hall Park.

TAYLOR WIMPEY IN FULL SWING

Taylor Wimpey have been on site since Spring 2015 and have created some amazing new homes at Bluebelle in Rockingham Gate.

Their show home is open 7 days a week and they have a really friendly sales team who can help you choose your perfect home on Priors Hall Park.

BUY TO LET – THE NEW TAX

The Chancellor shocked landlords and second home owners by raising their stamp duty tax rates from April 2016.

It means people searching for a source of stable income who want to buy a £200,000 home will be forced to pay a huge £7,500 in tax costs compared to £1,500 today.

The 3 per cent stamp duty surcharge comes into effect from April 2016 and is set to raise almost £1billion for the Treasury.

Our build partners on site (Barratts, David Wilson, Lodge Park & Ceeken) have properties available to buy before the April deadline.

IF YOU GO DOWN TO THE WOODS

You’ll see that our fabulous new build partner Francis Jackson have begun work on their site Willowhurst in Rockingham Gate.

Francis Jackson are a ‘premium’ house builder and we’re really proud to have
them join us at Priors Hall Park.

Willowhurst, comprises a spectacular fifty five home development set in approximately 14 acres of woodland surrounding a new lake. They will be releasing homes for sale later in 2016.
